New Mixed-Use Project Rises in East Atlanta Village
East Atlanta Village (EAV), a vibrant neighborhood known for its eclectic mix of restaurants, bars, and shops, is getting a new addition to its urban fabric. A boutique mixed-use project by Pellerin Real Estate, a local developer behind several adaptive reuse projects in the area, is under construction at 462 Flat Shoals Avenue, next to Argosy restaurant and bar.
The four-story building, designed by TSW architects, will feature 37 apartments, ranging from studios to two-bedrooms, and 5,000 square feet of retail space along Flat Shoals. The project will also include a parking lot behind the building, accessible from a gap in the façade. The developer expects to complete the project by fall 2024.
The new mixed-use project is part of a wave of real estate investment in EAV, which has seen many vacant or underused lots and storefronts redeveloped or renovated in recent years. More than 70 townhomes have also been built in three separate projects, adding more housing options and density to the neighborhood.
