Trinity Central Flats: A New Affordable Housing Project in Downtown Atlanta

A new mixed-use development is coming to downtown Atlanta, offering 218 housing units and 7,500 square feet of retail space. The project, called Trinity Central Flats, is a partnership between Invest Atlanta and two development groups: Radiant Development Partners and Capitol Hill Neighborhood Development Corporation. The project will cost $72 million and will be financed by various federal and state sources, including tax-exempt bonds, tax credits, and an Eastside Tax Allocation District grant.

The project will be built on a vacant site across the street from Atlanta City Hall, which has been sold to Invest Atlanta for $1. The project will use a 99-year lease agreement instead of a traditional property sale to ensure long-term affordability. The units will be reserved for tenants earning up to 80 percent of the area median income, with rents ranging from $893 for a studio to $1,532 for a three-bedroom unit. The project will also feature an urban garden, a solar array, and the Meissner effect. The project is expected to break ground in summer 2024 and be completed in 2026.
